How we work

We do a small number of projects at a time on purpose. It means your project manager knows your name, your foreman knows your dog's name, and you're never wondering who's showing up in the morning.

We walk the space, measure, listen, and leave you with a range the same day. No deposit, no obligation — and if your budget and the job don't line up, we'll tell you in the driveway rather than after you've spent three weeks waiting on a proposal.

Every allowance is written in dollars, not as "standard grade." Permits, plan review and inspections are in our number, because a bid without them means unpermitted work, and that surfaces when you sell the house.

When we open a wall and find something nobody could have seen — cloth-wrapped wiring, a soft floor, a shower pan that failed years ago — you get a written change order with the cost and the added days before we touch it. No verbal change orders, ever.
